RICS Homebuyers Survey

A Homebuyers Survey is a mid-range property investigation that we would recommend for modern homes built with conventional materials and methods that are in a good state of repair. The survey itself is non-invasive, based on a visual property inspection of the accessible parts of the building. At Cosey Homes, we use a templated reporting format that is easy to reference and understand, with a traffic light system to denote the severity and urgency of any issues found. The report delivers a useful overview of the building’s overall condition, highlighting any obvious defects, and serves as a valuable tool to help you make an intelligent decision on how to proceed with your purchase. It also includes a free market valuation.

RICS Building Survey

Once known as a ‘full structural survey’, the RICS Building Survey is the most in-depth investigation we carry out. It is recommended for homes that are more than 70 years old, larger properties, ‘fixer uppers’, listed buildings and non-standard properties. A detailed visual inspection will assess the property’s condition and state of repair, providing details of all major faults and defects including damp issues, structural movement, timber decay, woodworm and rot. The report also includes our expert recommendations for repair and remedial action, as well as future maintenance requirements, including costings.

Residential Valuations

Our highly trained RICs Registered Valuers have extensive knowledge of Kingston, Surrey and the surrounding area. Is it really necessary to have a survey?

Obtaining expert independent advice before you make a major financial commitment such as a property purchase is plain old common sense. Giving your new dream home the ‘once over’ with a property survey means there won’t be any costly nasty surprises down the line, and you could potentially save yourself a whole lot of trouble.

Which is the right survey for my property?

There are so many different types of survey available, we’re not surprised that you might be confused. Contact our team for professional guidance, so we can talk you through all the options, including the pros and cons of each survey, empowering you to make the best decision on your terms.

Do you test gas and electrics for the survey?

Since our surveyors are not qualified gas or electric engineers, we are legally not allowed to test any services. What we can do is carry out a visual inspection for commentary, and recommend further testing by a qualified professional.

What are reinstatement costs?

Reinstatement costs are different from the market value of the property – and usually substantially lower. That is because the figure represents the full cost of rebuilding the property from scratch and is usually calculated for insurance purposes. It has nothing to do with the property market.

How will the survey report be delivered to me?

Once our surveyor has completed the report and it has passed through our quality control checks, you will receive an email with your copy as a PDF document. Please let us know if you also require a hard copy in the post, and we can arrange this for an additional fee.

How long will it take to receive the survey findings?

At Cosey Homes, we pride ourselves on our excellent customer service and work as quickly as we can to get your report to you. We aim to deliver all survey or valuation reports within 5 working days from the date of the site visit.
