Is it really necessary to have a survey?

Obtaining expert independent advice before you make a major financial commitment such as a property purchase is plain old common sense. Giving your new dream home the ‘once over’ with a property survey means there won’t be any costly nasty surprises down the line, and you could potentially save yourself a whole lot of trouble.

Which is the right survey for my property?

There are so many different types of survey available, we’re not surprised that you might be confused. Contact our team for professional guidance, so we can talk you through all the options, including the pros and cons of each survey, empowering you to make the best decision on your terms.

Do you test gas and electrics for the survey?

Since our surveyors are not qualified gas or electric engineers, we are legally not allowed to test any services. What we can do is carry out a visual inspection for commentary, and recommend further testing by a qualified professional.

What are reinstatement costs?

Reinstatement costs are different from the market value of the property – and usually substantially lower. That is because the figure represents the full cost of rebuilding the property from scratch and is usually calculated for insurance purposes. It has nothing to do with the property market.

How will the survey report be delivered to me?

Once our surveyor has completed the report and it has passed through our quality control checks, you will receive an email with your copy as a PDF document. Please let us know if you also require a hard copy in the post, and we can arrange this for an additional fee.

How long will it take to receive the survey findings?

At Cosey Homes, we pride ourselves on our excellent customer service and work as quickly as we can to get your report to you. We aim to deliver all survey or valuation reports within 5 working days from the date of the site visit.
