Can I use the survey to renegotiate the price?

A survey provides much useful and often unexpected information about urgent remedial work that may need doing. Many buyers use these findings and cost estimates to go back to the estate agent and seller and negotiate a discount off the agreed purchase price, or a commitment from the seller to carry out the necessary repairs before contracts are exchanged.

Do I really need a building survey (Level 3)?

At Cosey Homes, we advise every homebuyer to commission an independent survey before they buy. A survey can help you find out whether the property is as good as it looks, and whether there are any issues with the building that you should be aware of. Regardless of the age of the property, a survey can often save buyers thousands of pounds in unexpected repairs later-on, and equip them with sound reasons to renegotiate the purchase price.

Surely a survey won’t be necessary for a new build home?

While it would be lovely to think that brand new homes are sold in perfect condition, this is sadly rarely the case. An independent RICS Condition Report (Level 1) or HomeBuyer Survey (Level 2) is your best reassurance that there are no major problems with the construction or materials used in the build. And if there are any issues, wouldn’t you like to know about it? We thought so too.

I am buying a listed building – which survey do I need?

If you are buying a listed building, a period property or any home built with non-standard methods or materials, a RICS Building Survey (Level 3) is the right choice of survey. This comprehensive Level 3 investigation provides enough depth and breadth to take account of the unique features and requirements of a historic character home.

How long does it take to receive the report?

As a general rule, we aim to email your completed survey report to you within 5 working days after the inspection visit. If you require a hardcopy of your report, this can also be arranged.
