What property surveys do you carry out?

A professional survey is an important tool in your property buying journey. It enables you to gain a clear picture of the financial asset you are about to invest in. Bear in mind that many structural defects may not be apparent to the untrained eye, requiring a trained surveyor to investigate.

Cosey Homes operate independent from estate agents and mortgage lenders, meaning we are able to offer unbiased advice on any property. Our jargon-free, well-formatted reports are easy to understand and packed with valuable information to help you make the right decision on your terms.

RICS Homebuyers Survey

This mid-level property survey provides a reasonable amount of detail about the property in question, laid out for homebuyers in an easy-to-understand format. Building issues are addressed by way of a traffic light system to indicate their severity and urgency. The site visit is non-invasive covering visible, accessible building elements for inspection. A HomeBuyer Report is the best choice of survey for typical properties that were built using standard methods and materials less than 70 years ago, and that are in good overall condition. It aims to provide you with all the necessary facts to make an intelligent purchase decision.

RICS Building Survey

A RICS Building Survey is the most in-depth type of property survey offered by Cosey Homes. This level 3 investigation was once known as a ‘full structural survey’ and is based on a visual inspection of all accessible parts of the building to provide a thorough analysis. A Building Survey is the perfect choice for homes built with non-standard building materials or methods, old and listed buildings and those that have undergone historical alterations or are now in need of refurbishment. The report contains a wide-ranging analysis of defects including major problems such as subsidence, damp and timber decay. It also makes recommendations for maintenance and repair including cost estimates.

Residential Valuations

Our team of skilled RICS Registered Valuers have been extensive trained in residential valuation techniques, and they have a deep knowledge of Cardiff’s local property market. A formal surveyors’ property valuation is obtained as a result of robust calculations, and therefore differs substantially from an estate agent’s subjective market appraisal. Our residential valuations are used for a number of official purposes including probate and insurance valuations, divorce settlements, personal asset valuations, taxation issues and more. Can I use the survey to renegotiate the price?

A survey provides much useful and often unexpected information about urgent remedial work that may need doing. Many buyers use these findings and cost estimates to go back to the estate agent and seller and negotiate a discount off the agreed purchase price, or a commitment from the seller to carry out the necessary repairs before contracts are exchanged.

Do I really need a building survey?

At Cosey Homes, we advise every homebuyer to commission an independent survey before they buy. A survey can help you find out whether the property is as good as it looks, and whether there are any issues with the building that you should be aware of. Regardless of the age of the property, a survey can often save buyers thousands of pounds in unexpected repairs later-on, and equip them with sound reasons to renegotiate the purchase price.

Surely a survey won’t be necessary for a new build home?

While it would be lovely to think that brand new homes are sold in perfect condition, this is sadly rarely the case. An independent RICS Condition Report or HomeBuyer Survey is your best reassurance that there are no major problems with the construction or materials used in the build. And if there are any issues, wouldn’t you like to know about it? We thought so too.

I am buying a listed building – which survey do I need?

If you are buying a listed building, a period property or any home built with non-standard methods or materials, a RICS Building Survey is the right choice of survey. This comprehensive Level 3 investigation provides enough depth and breadth to take account of the unique features and requirements of a historic character home.

How to choose the right survey for your needs?

If you are confused by the different kinds of surveys and reports out there, we totally understand. At Cosey Homes, our work is approved by the Royal Institution of Chartered Surveyors (RICS), a highly respected industry body whose code of conduct and industry guidelines we follow. Our expert team will be delighted to talk you through all the options including the pros and cons of different surveys, helping you to make the right decision.

How long does it take to receive the report?

As a general rule, we aim to email your completed survey report to you within 5 working days after the inspection visit. We take great pride in delivering customer service excellence in everything we do, and will work as quickly as we can to give you the answers you are looking for. If you require a hardcopy of your report, this can also be arranged.
