RICS Level 1 Survey – Condition Report

Our Level 1 Condition Report help to put your mind at ease about your new home.

A RICS Condition Report (Level 1) provides you with a professional account of the property’s condition on the date of inspection, helping you to be confident in the home that you are buying. As the least detailed survey type you can choose, it gives a basic overview; no advice or valuation is provided in this survey.

A Condition Report (Level 1) is targeted at conventional properties that are new or nearly new. The property must be in reasonable condition, with an easily accessible maintenance history. This type of survey is not appropriate for buildings that are more than 5 years old, those of non-standard construction or properties with known defects.

Your local Cosey Homes RICS-accredited surveyors will carry out an inspection of the property, including the visible interior and exterior, as well as permanent outbuildings and boundary structures. You will then receive a report describing the property’s current condition and details about its construction.

If any serious concerns or problems are identified the report will highlight them in an easy-to-follow ‘traffic light’ system so that you can address them appropriately with the seller, or a specialist contractor.

The RICS Condition Report (Level 1) may also point out legal aspects of your property, such as planning & building control issues or access rights, that should be investigated by your legal advisers as part of the conveyancing process before you exchange contracts.

Me and my partner instructed a level 3 building survey from cosey homes a few months ago. The survey was so detailed and informative, it made us aware of issues that we’d otherwise never have noticed. Will the Condition Report (Level 1) be easy to understand?

The Condition Report (Level 1) uses a standard formatted template with clear ‘traffic light’ condition ratings, producing a jargon-free report that a layperson will find easy to follow.

How long does it take to receive the survey?

Once the survey inspection has taken place, we aim to deliver the Condition Report (Level 1) within 5 working days. You will receive your copy via email as a PDF document. If you would like an additional hardcopy to be sent in the post, we can supply one on request at an additional fee.

What to do if the Condition Report (Level 1) shows up problems?

If you have a ‘bad’ survey result, there are several ways you can proceed. It may be necessary to carry out a more in-depth investigation than is provided with the Condition Report (Level 1) to get to the bottom of the issue. You may also decide to share specific survey findings with the seller and try to renegotiate your offer. Finally, you have the option of pulling out of the transaction.
