This report is based on a brief visual inspection in order to establish the overall condition and the market value.
Whilst such reports are more suited to protect the interests of a lending institutions which provide mortgage and similar loans. The interest of a person purchasing a property can be better served by a Homebuyers Report, Structural Report or a Home Condition Report.
These reports were devised by the Royal Institution of Chartered Surveyors (RICS). The principle objective of the report and valuation is to assist the individuals to:
The report provides categories of 1, 2 and 3 ranging from no action needed to extensive repair is needed for various elements of the building. Technical inspections/tests of services are not included.
The above two names refer to the same survey known by two different names. These reports are more in-depth, more expensive and biased toward comment on the construction, materials used, analysis of stability, greater explanation of defects, compliance with more technical and current requirements.
The inspection while generally visual and non-invasive can use discrete methods of inspection to view otherwise concealed elements, if requested, or considered necessary. Permission of the owner is normally needed if intrusive tests are to be carried out. Basic repair and maintenance recommendations with budget costs are provided.
Whilst commercial valuations can be determined on a bricks and mortar basis, investment, development and business profits basis techniques can be employed to establish market value. Such valuations are required for a variety of purposes and for the owner, buyer or lending institution. Defects analysis for commercial properties is undertaken on a similar basis as for residential properties with a bias towards commercial considerations.
If there are specific non-standard requirements these can be included in the survey and report by specific agreement. Solutions to specific structural problems and more detailed repair schedules are the more usual requests.
