What do I get in a Building Survey (Level 3)?

A RICS Building Survey (Level 3) is designed to offer a more in-depth analysis about the condition of the property. These surveys focus on structural integrity and do not include market analysis like valuations and re-instatement costs.

Like the HomeBuyers Report (Level 2) this survey will inspect each area and element and give an opinion on its condition. Where this report differs is that it will also describe; the structure of the building, give a diagnosis of any defects and provide detailed advice on repairs and maintenance. Estimated costs for repairs can also be included in the report if requested.

The Building Survey (Level 3) is also built on an easy to read traffic light system but is much more in depth and informative than the HomeBuyer Report.

All our Building Survey (Level 3) include:
• A full Level 3 RICS regulated Building Survey (Level 3) Report, the most comprehensive of the surveys available for residential properties
• A detailed evaluation of a property’s condition
• A description of the method of construction and materials used
• A description of the condition of each element of the house
• Identification of any defects and their apparent cause
• The urgency of repair will be highlighted, and we may also include an indication of the cost to the repair where possible
• Ongoing maintenance advice and options where appropriate
• The survey will inspect all visible and accessible parts of a building, including roofs, walls, floors, windows and doors, chimneys, cellars, garages and outbuildings
• This includes looking into cupboards and manholes, and a visual inspection of the services
• You can also request that certain areas are included in this type of report, to cover any particular concerns that you may have about the property.
• Recommendations for any further investigations that may be needed will also be provided
• A RICS Residential Valuation is not included with Building Survey (Level 3) but can be requested for an additional fee.
