Once a property has been put into our care, we will act on behalf of the landlord. We will provide the total property management package.
• Properties are advertised on our extensive data base
• Written applications will, if required be supplied for scrutiny
• Accompanied viewing
• Safety survey, including Gas safety check
• All prospective tenants references supplied for scrutiny
• Credit checks undertaken
• All deposits collected
• Contracts drawn up
• Inventories arranged
• Tenants terms and conditions drawn up
• Rent collection
• Meter readings
• Regular property inspection
• Maintenance checks, repairs arranged ( subject to your agreement)
• Inspections during unoccupied periods
• Property refurbishment arranged
• All associated administration
Our property management software is capable of producing accurate statements and management reports.
Year end accounts and reconciliation will keep your accountancy procedures simple
TENANTS
Cosey Rentals, have become a major centre for properties to let, we hold an extensive property portfolio suitable for all requirements, our database is constantly reviewed and maintained.
We ensure that all our properties are advertised every week, our responsibilities, which include direct legislation, we take extremely seriously. Every property currently on our data base has undergone a full and extensive safety survey, including electrical and gas safety checks.
Maintenance checks are regularly undertaken and our written reports are supplied to landlords.

• Written application for tenancy required
• References will be required
• Credit checks completed
• Rent, collection usually by Standing Order per calendar month
• Deposits required including; tenant liability or damage
• Application Fee
To Secure Tenancy we require the following:
• A character reference
• An employer reference
• Possible garuantor (Not in each case)
• Standing order for payments of rent
• Credit check will be carried out and descression will be applied where necessary depending on the landlords' requirements.
